- Tenancy starts 1st July.
- Rent retainer paid over July and August.
- Tenancy ends on June 30th the following year.
- No extra admin or hidden fees.
Half rent for July and August unless tenant choses to live at property in which case full monthly rent is due.

Guarantor Requirments
Your guarentor will need to complete the following documents and email us back with various forms of ID.
These will include:
Photo ID (passport or Driving Licence) that shows their date of birth
Proof of address (Within 3 months or Council Tax bill)
If they rent their home then we will need 3 months payslips and matching bank statements that show the amounts being received into their account
The form below will need to be printed off, signed in ink and witnessed. We can’t accept typed forms. The Witness must be over 18 and not a relation to yourself.
Making sure the house stays in tip-top condition
We work with a local maintenance team that deals with any issues regarding heating and hot water with day-to-day repairs that may become necessary.
Expect monthly inspections of your property to check the emergency systems (such as smoke detectors and emergency lighting) and report any maintenance issues keeping your house in top condition.
Looking after your safety
Because your safety is paramount, we don’t skimp.
Many of our houses have been inspected by the Northampton Fire Brigade, The Northampton Housing Licensing Team, DASH and Northampton Environmental Health to ensure they meet safety requirements.
All three-bedroom houses are fitted with Linked Fire Alarm systems; Larger properties also include emergency lighting that comes on should the power fail. Additionally, self-closing fire doors on all kitchens are being fitted in our 5-bed properties.
How do I secure the house?
The person conducting the viewing will give you the details of where you need to email over a full list of tenant names, email addresses and phone numbers.
Have deposits ready to send over, £300 per person.
Send the guarantor form you receive to your parents/guardians for them to fill in. This must be done before the landlord signs the final AST signature. It must also be sent back to us from your guarantor’s email account.
Lookout for an email in your inbox from www.signable.co.uk which will contain your electronic AST which you will need to read and sign. When you receive the AST email click on the link. No one else will then receive the AST until you have signed it. The AST goes from tenant to tenant to sign, then finally back to the landlord to sign.

Whats included in the rent?
- 350MB wireless Virgin broadband (maximum speed available) included
- All Bills inclusive subject to ‘fair use’ policy specified in your contract.
- Council tax exemptions sorted on your behalf.
- Online maintenance system for fault reporting.
- 5/6 bedroom houses include a clean of communal areas every 2 weeks.
- 3 bedroom houses receive a communal clean at the end of each term.
- Smart TV included in the living room.
- All bedrooms have TV aerial ports.
- Partially furnished Kitchen. Washing machine, Cooker, microwave, fridge freezer.
- Deposit £300 per person held by a government approved 3rd party deposit scheme.
- No administration charges.
- Tenancy starts 1st July and runs for 12 months. A retainer is paid over the summer which is half rent for July and August. If any tenant decides to live at the house that tenant will pay normal rent over the summer.
- Rent is either paid termly once loans/grants have been received or monthly with a Standing Order from Sept 1st.
What do we require from the tenant?
- £300 Deposit. All deposits must be received before AST is finalised.
- Signed joint AST contract for the house.
- Guarantor form. This form states that in the event a tenant does not pay the rent the parents/guardians of that tenant agree to be liable for the outstanding rent of that tenant.
Are bills are included in the rent?
We try to make life as easy for you as possible with bills included with your rent payment. In fact, your Internet and TV Licence is also included and, unlike some other landlords, your washing machine is free to use (yep, some landlords even charge for this!).
Your payments include:
- Heating
- Electricity
- Water rates
- Virgin WiFi
- Freeview TV, TV licence and aerial points in all bedrooms
- Free to use Washing Machine
- Council Tax exemption where applicable
Some houses also have the following included in the rent:
- Cleaner every two weeks (Common areas)
- Free to use Dishwasher
- Free to use Tumble dryer
Gas and Electricity use is subject to our ‘fair use’ policy defined in your contract. For a Council Tax exemption to be applied, all the tenants must be in full time education.
How do I report any issues?
We understand that reporting maintenance issues can be a hassle. We have a great little application from which you can report any non-emergency fault from your mobile directly to our maintenance team.
